There are no fees associated with completing the Application information.
It is essential that Regions Mortgage have an independent valuation of the property. The Financial Institutions Reform, Recovery and Enforcement Act of 1989 requires that the appraiser be engaged directly by a regulated institution. Therefore, if you have an appraisal that was ordered for another financial institution and it is less than 6 months old, you may request that institution to transfer the appraisal to us, sending us the original appraisal and their transfer letter. Otherwise, Regions Mortgage must order the appraisal. An appraisal ordered by a homeowner is unacceptable for mortgage lending purposes.
Generally we can close your loan comfortably within your interest rate lock period. However, if you delay in returning your documentation, or there is a problem with your title work, or appraisal, your lock period may not be sufficient.
Unfortunately, we cannot allow you to pick your own appraiser as this could present a potential conflict of interest situation. Regions requires that appraisals be provided by pre-approved appraisers.
